What Reedy Creek plumbing actually looks like

Reedy Creek sits inland behind Burleigh, tucked between the motorway and the hills, and in most people's heads it is a beach suburb because of the postcode it keeps company with. Plumbing-wise it is nothing of the sort. The suburb is far enough back from the water, and shielded enough by the ridge, that the salt air problem which dominates Burleigh, Miami and Palm Beach is simply not a factor here. Most of the housing went up between the 1990s and the 2010s on generous blocks of roughly six to eight hundred square metres, so the yards are big, the gardens are mature and a lot of homes have a pool, a shed or an alfresco out the back. That combination, no salt, sloping ground and plenty of land, sets the whole job list.

Take the salt point first, because it saves people money. A brass hose tap, a water meter union or the casing of an outdoor hot water unit lives a noticeably longer life in Reedy Creek than the same fitting two or three kilometres east. If you have moved here from a beachside street, the replacement cycle you were used to no longer applies and you do not need to over-specify corrosion-rated fittings on every outdoor tap. It also means that when something outdoors does corrode here, it is usually telling you about a genuine fault, a slow weep keeping the fitting permanently wet or a dissimilar-metals join, rather than just the sea air doing its thing. The defining physical feature of Reedy Creek is that it is not flat. Blocks slope, streets climb, and the western edge toward Old Coach Road sits noticeably higher than the pockets near the motorway. Elevation changes mains pressure across the suburb, which is why one street can be knocking out mixer cartridges early while another a kilometre away has flow that feels lazy in a second-storey shower. If your fittings keep failing prematurely, the sensible move is to have a gauge put on the meter and find out what pressure is actually arriving, because that reading determines whether a pressure limiting valve is worth fitting or whether something else is going on. Slope also shows up underground, and this is where a Reedy Creek drainage problem tends to look different to one in a flat estate. On a big sloping block the sewer and stormwater runs are long, and a long run only works if the fall stays consistent the whole way. Long runs from the meter to the back of the property mean garden taps, irrigation lines, shed and granny flat connections and pool top-up points, and it also means a leak can hide. When a buried line lets go somewhere out in a hundred metres of lawn on a sloping block, the water often follows the fall and disappears into the ground rather than surfacing anywhere obvious. The tell is a water bill that has climbed with no explanation, a water meter dial that keeps creeping with every tap in the house shut off, or a patch of lawn that stays suspiciously green through a dry stretch. Non-invasive leak detection finds it with acoustic gear and thermal imaging rather than digging trenches across your yard hoping to get lucky.

Pools are common enough here to be their own line item. A pool that is dropping level is not automatically leaking, and before you pay anyone to look at it, do the bucket test. Sit a bucket of pool water on the step, mark the level inside and outside, leave the pump running normally for a couple of days and compare. If both drop the same, that is evaporation and you have saved yourself a bill. If the pool drops faster, then it is worth investigating the shell, the skimmer and the buried lines properly. Reedy Creek is one of the better suburbs on our board for response, and the reason is geography. It sits in the southern half of our run right beside the motorway, between Burleigh and Varsity Lakes, which is exactly where a lot of our week already happens. Business-hours jobs are usually same day, and unlike the far northern suburbs a mid-afternoon call here still has a genuine chance of being handled the same afternoon.

Once we are on site the block is the variable rather than the traffic. Steep driveways and side access on the higher streets are worth a heads up too. And because these are big family homes, it pays to list everything at once.
