What Tugun plumbing actually looks like

Tugun is one of the last stretches of the southern Gold Coast where the original beachside housing stock is still mostly standing. The cottages and brick-and-tile homes between the highway and the beach largely went up between the 1960s and the 1980s, and a lot of them are still running some or all of their original pipework. That means two materials we deal with constantly: galvanised steel and early copper.

Original galvanised pipe is now 40 to 60 years old, which is past its design life anywhere, and Tugun's salt air did it no favours along the way. Galvanised corrodes from the inside out, so the first symptoms are falling water pressure, rusty water first thing in the morning, and fittings that shear when you try to undo them. Early copper fares better but the thin-wall runs and buried sections develop pinhole leaks, often under slabs or in walls where the first sign is a warm patch on the floor or a water bill that jumped. We repair these where a repair makes sense, and we are honest when it does not: replacing a corroded section of galvanised with new pipe often just moves the next leak two metres along. When a house is at that stage we quote sectional or full repipes in writing so you can plan it rather than fund it one emergency at a time.

Salt exposure drives the rest of the Tugun list. Outdoor taps seize, water meter fittings corrode, hot water system valves and sacrificial anodes work harder than they would inland, and anything mounted on a seaward wall ages fast. Many Tugun hot water systems are original-position electric storage units in garages and side passages that are now on their second or third replacement, and swapping to a heat pump at replacement time is worth pricing while rebates are running.

Old galvanised pipework can add cost to any job because fittings that should undo in minutes sometimes shear and need cutting out. If we can see that risk when quoting, it goes in the written price up front.

Tugun and the southern beaches are on our regular run, so most business-hours jobs are same day.
