Emergency Plumbing in Natural Bridge

The acreage-specific emergencies on top of standard residential failures:

1. Pump failure. Pressure pump or pressure tank fails, no water at any tap in the house. Diagnosis on-site, repair or replace pump. Common failure modes, pressure switch worn, motor seized, pressure tank bladder failed. Pump replacement typically same day if it is a common spec, we carry Davey and Grundfos common models in the van.
2. Septic / AWTS alarm. System electronic alarm sounds, indicates pump failure, blower failure, high water level, or sensor fault. AWTS systems require licensed maintenance, we have the certification. Septic systems are simpler but still need urgent diagnosis if alarmed.
3. Both LPG bottles empty (auto-changeover failed). No gas at any appliance. Sometimes a regulator issue rather than empty bottles, sometimes both bottles genuinely empty if delivery missed. Quick fix once on-site.
4. Long internal mains burst between tank and house. Underground pipe damaged, water leaks out into garden until tank empties. Symptoms, pump running constantly, soggy patch in yard, water running but pressure dropping. Locate, expose, repair.
5. Flexi hose burst inside house. Same as anywhere. Isolate at meter or pump-pressure isolator, replace hose, check the rest.
6. HWU failure. LPG continuous flow units typically die at 12-15 years. Replacement is usually same day if common spec.
7. Blocked drain. Tree roots in older drains, wipes and grease in newer ones, sometimes septic / AWTS inlet blocked which backs everything up.

Response time on acreage: we quote a genuine ETA on the call, typically 60 to 90 minutes for true emergencies, with a bit more allowed for the deeper hinterland. It runs longer than suburban because of driving distance to Tallai, Mount Nathan, Springbrook, Natural Bridge etc. We coordinate with you on arrival, please open gates and clear driveway access where possible.

What to do before we arrive:

• Pump failure: turn off pump at the isolation switch (avoid running a dry pump, can damage it).
• Internal burst: turn off pump and shut the property isolation valve. This stops the leak immediately.
• Septic alarm: note the alarm panel reading (which alarm light is on), reduce water usage in the house until we arrive.
• LPG empty: check both bottle gauges to confirm both empty (sometimes only one is empty and the changeover regulator needs reset).
• Gas leak: do not flick switches, get everyone outside, call us. Turn off bottles if you can do so without using any electrical switches.

Standing arrangements for hinterland properties: if you live in a remote location (Springbrook, Natural Bridge, deep Tallai or Bonogin) we can set up a standing arrangement with priority response and known response time. Worth doing for properties where ad-hoc response is genuinely difficult.
