Hot Water Repairs in Kirra

Salt does not attack a hot water unit evenly. The parts that go first are the ones that are warm, wet and exposed at the same time. On a beachside install that means the relief valve and its drain line, the flue cowl on a gas unit, the external isolation valves, and the brackets and fixings holding the whole thing to the wall.

What we work through on a coastal no hot water or lukewarm water call:

1. The relief valve and its drain line. A valve that runs constantly instead of dribbling during heating is dumping heated water down the drain all day. That reads to the household as a system that has stopped keeping up, when the tank and burner are working fine. Rust staining down the wall under the drain line is the tell. Never cap it, tie the lever down or plug it, it is the device that stops the tank over-pressurising.
2. The flue terminal and burner tray on gas units. Salt-laden air pulled through an exposed flue leaves deposits that upset combustion, and a corroded cowl on an east-facing wall can throw an intermittent fault that comes and goes with the wind.
3. The tempering valve at the outlet. When it drifts you get lukewarm water at the bathroom but properly hot water at the kitchen tap, because the kitchen usually sits upstream of it. That specific pattern points at the valve, not the unit, and gets misread as a dying system constantly.
4. The sacrificial anode on storage tanks. Pulling the anode tells us honestly how much tank life is left, which is the single most useful piece of information before anyone spends money.
5. The electrical side on electric storage. Element and thermostat faults present as no hot water or a breaker that will not stay in. A breaker tripping repeatedly usually means water has reached where it should not be.
6. Error codes on continuous flow units. Note the code before we arrive. Salt-affected external wiring, corroded connections and a clogged cold inlet filter are all worth ruling out before condemning the unit.

The exposed wall problem. Two identical units, same brand, same year, one on an east-facing wall taking the full easterly and one tucked behind the house, will not be in the same condition at year eight. If we are repairing a unit sitting in the worst possible spot, we will say so, because it changes what the repair is worth.

Repair or replace, the coastal version. A wear part on a sound unit is worth fixing, that is a thermocouple, an element, a thermostat, a relief valve or a tempering valve, and it is not close. Where the coastal call differs is the older beach cottage stock, where units are often already past their design life with salt working on the case the whole time. If the tank body itself is weeping, no repair fixes that. If the unit is ten years or older and needs a major part, you are putting new money into a tank near the end of its life. At that point we would rather have the replacement conversation properly, and the hot water systems page covers the selection, placement and sizing side of it. Repairs are quoted on diagnosis. We do not publish a repair price list because the number depends entirely on which part has failed, the brand and how the unit is mounted. You get a firm price after the fault is found and before any repair work starts, and you can say no.

Annual gas service: quoted on inspection. On the coast it earns its keep, it is when a weeping relief valve, a corroding flue terminal or a tired thermocouple gets caught before it strands you on a cold morning.
