Inland repairs are the least exotic and the most misdiagnosed. There is no salt to blame, no bottle gas, no pump, so when hot water goes wrong here the cause is almost always one of a short list. The trick is checking them in the right order rather than reaching for the most expensive answer first.

The off-peak tariff false alarm. A lot of inland electric storage tanks are on a controlled off-peak tariff, which means the element only runs in a set window overnight. Fill the bath, run the dishwasher and put three people through the shower and you will empty that tank by mid-morning. It will then sit cold until tonight no matter how healthy it is. The symptom people describe is hot water that runs out too fast and takes forever to come back. Before anyone quotes a new element, a new tank or a new system, the question worth asking is whether the tank has actually had a chance to heat. If it is full and hot every morning and empty by ten, nothing is broken, the tank is simply undersized for the household, and that is a sizing conversation, not a repair.

The real inland faults, in the order we work through them:

• Element failure on electric storage. Classic sign is water that gets warm but never properly hot, or a breaker marked hot water that will not stay in. On a twin-element tank you can lose one and still get half a tank of hot water, which is why the fault often looks partial.
• Thermostat failure. Two directions and both get reported. Stuck open and you get no heating at all. Stuck closed and the water comes out dangerously hot, which is the one to call about straight away rather than living with.
• Weeping relief valve. The most common quiet fault on any storage tank. A steady drip during heating is normal, a constant stream is not. It runs your energy bill up, empties the tank faster than it should and is a cheap fix once diagnosed.
• Tempering valve drift. The lukewarm shower with a hot kitchen tap. Almost always the valve, almost never the unit. It is licensed plumbing work because that valve is the device stopping a scald at the shower.
• Pilot and thermocouple faults on gas storage. If it relights and stays lit you are done. If it will not hold, the thermocouple is the usual culprit.
• Sediment in an old tank. A rumbling or kettling noise from an inland tank that has never been drained is scale on the element. It is not dangerous on its own but it is telling you the tank has been in service a long time.

Where it tips to replacement. On second and third-system houses the honest answer more often lands on replace, because the unit in front of us is frequently already at or past its service life. A leaking tank body is the clear line, no repair fixes internal corrosion. Past ten years and needing a major part, the repair money is usually better going toward the new system.
