Pipe Relining in Banora Point

The inland relining job nearly always begins with the honest conversation about repeat clearing. Plenty of homeowners around Merrimac, Highland Park and Ashmore have been paying for a drain clear once or twice a year for a decade. Each visit buys a few months while the root tip that came through the cracked joint keeps growing. Add those callouts up over five years, throw in the one that happened on Boxing Day, and you are usually past what the structural repair would have cost.

What the camera typically shows on an inland home:

• Fine root hair or a full root mat at two to five joints along the run, worst nearest the biggest tree
• Circumferential cracking in the barrel where clay soil has swollen and shrunk through wet and dry cycles
• Scale and grease sitting on the rough clay wall, holding everything else that passes
• Junctions from the second bathroom or the laundry that were cut into the line at some point and never sealed properly
• Occasionally a genuine collapse, usually under a driveway or where a shed slab was poured over the line

Repair, reline or replace, the honest version. These are three different jobs and they suit three different situations.

1. Spot repair, dig and replace. One isolated defect, shallow, in open lawn, with machine access down the side of the house. Genuinely the cheapest option, and we will recommend it when that is the situation. Most inland blocks can take a small machine down the side, which is exactly why we do not pretend excavation is always the villain.
2. Relining. Defects at multiple joints, or the failure sits under a driveway, a slab, a shed, a pool surround or established garden. This is the bulk of what we reline inland. A jointless liner seals every joint in the lined run at once, so the roots have nothing to come back through.
3. Full replacement. The line has lost its shape, the fall is wrong, or the pipe is crumbling. Lining a bad fall just makes the bad fall permanent. Replacement is comfortably the dearest path and we only recommend it when the footage supports it.

The tree question. Owners often ask whether they need to take the fig or the camphor laurel out. Usually not. Once the lined section is jointless there is no entry point for the roots to exploit, and the tree keeps doing what it was doing. Where we do push for removal or root barrier work is when a trunk sits directly over the line and the physical uplift is deforming the pipe, which lining cannot fix.

Every inland job runs the same way: camera first, fixed written quote from the footage, jetting and root cutting to bare pipe wall, liner installed through an existing opening, junctions reinstated with a robotic cutter, final camera pass, footage handed over and a written workmanship warranty on the installed liner. • CCTV drain inspection only: $200 to $350
• CCTV camera, high-pressure jetting and written report: $500 to $900
• Pipe relining, installed: $400 to $600 or more per linear metre
• Spot repair, dig and replace one section: quoted on inspection, usually the cheapest where the ground is open and shallow
• Full excavation and replacement: quoted on inspection, and the dearest of the three paths

A 3 to 4 metre patch liner over a single bad joint sits at the cheap end. A longer run under a driveway costs a good deal more, and we quote both on inspection once the camera has been through. Inland cost drivers are the metres of failed pipe, the number of branch junctions needing reinstatement (older extended homes have more of them), pipe diameter and depth. Compare the number against what you are already spending, a machine clear at $250 to $400 twice a year for five years is real money for a problem that is still there.
