Pipe Relining in Hollywell

Canal homes are mostly 15 to 30 years old, so the drainage is not as tired as the older inland and beachside stock. When we do find structural damage on a waterfront block, the causes tend to be specific to the setting.

• Long runs. Waterfront lots are big and the house often sits well back from the connection point. A 25 to 40 metre run has more joints, more junctions and more opportunity for a defect than a suburban 12 metre line.
• Settlement in reclaimed and filled ground. A lot of the canal estates are built on fill. Differential settlement over the years pulls joints apart and can dip a section into a low spot that then holds water.
• Roots in the older canal pockets. The 70s and 80s streets in Mermaid Waters and parts of Runaway Bay still have clay lines with figs and casuarinas nearby, and they behave exactly like the inland stock.
• Surface loading. Boat trailers, caravans and delivery vehicles running over a shallow section of line, often on a driveway that was never designed for that load.

Why excavation is genuinely expensive here. On a standard suburban block, digging up one section is a machine, a couple of hours and some backfill. On a canal block at depth you are usually below the water table. The trench needs dewatering while you work in it, the sides need shoring or battering back which widens the excavation well beyond the pipe, and saturated sand spoil is harder to handle and to reinstate. Work near a revetment wall brings its own caution, because you do not want to be undermining ground that is holding a wall against a tidal waterway. That is before you cost reinstating whatever was on the surface, and on these properties the surface is rarely plain lawn. Travertine pool surrounds, exposed aggregate, sandstone edging and mature landscaping all cost more to put back than the pipe repair itself.

How we approach it. Camera survey first, with the sonde locator marking the position and depth of the defect above ground so everyone can see exactly where the problem sits relative to the driveway, the pool and the revetment. From the footage we quote the relining metres, the junctions to be reinstated and the site setup. The liner goes in through existing access, junctions are reopened with a robotic cutter, and the finished line is camera verified with the footage handed over. Nothing above the pipe is disturbed.

Where we still recommend digging. If a section has collapsed, if settlement has left a genuine back-fall, or if the pipe is deformed, lining is the wrong tool and we will say so even on a block where digging is painful. In those cases the right job is often to excavate and relay the failed section, then reline the balance of the run so you are not back doing this again in five years.

The two things that move a canal quote are metres and access. Long runs across large waterfront blocks mean more lined metres than a typical suburban job, so a larger total is common here rather than exceptional. On the other side of the ledger, the dig-and-replace comparison on these blocks is understated by the headline range, because a below water table excavation carries dewatering, shoring and saturated spoil handling that a dry suburban trench does not.
