Bathroom Renovations in Clear Island Waters

On a designed renovation we work off the drawings from day one. Here is what we take responsibility for and when:

• Before strip-out: we review the finish schedule and flag anything that will not work hydraulically, wrong spout projection over a freestanding bath, a mixer position that clashes with a stud, a floor waste the stone layout has nowhere to fall to. Cheaper to argue on paper.
• Strip-out: old bathroom out, house protected, drainage under the slab inspected. These homes are slab-on-ground with PVC drainage, so the underfloor picture is usually clean.
• Rough-in: new hot and cold runs with an isolation valve at each fixture, then pressure tested and signed off before the sheeters close anything in.
• Waterproofing and tiling: done by the licensed waterproofer and tiler in sequence, with us at set-out to lock every centre line. This is where a premium bathroom is won or lost.
• Fit-off: the specified fittings go in, whether that is Astra Walker, Gareth Ashton, Sussex or Phoenix, everything is flow-tested, and the paperwork is handed over: our QBCC Form 4 and the AS 3740 waterproofing certificate.

Allow four to six weeks for a single ensuite and six to ten for a main plus ensuite done together. Five to eight trades touch a job like this. We can run the whole trade sequence or work under your builder, either way suits us.

A word on the brass and gunmetal finishes popular here: PVD coatings are vacuum-bonded films over the brass body. Durable in daily use, gone in one scrub with an abrasive cleaner. Tell your cleaner.

Plumbing portion first. Basic same-layout work is quoted on inspection, below the mid-tier band, mid-tier sits at $6,000 to $9,000, and premium, which is most of what we price in Clear Island Waters, is quoted on inspection, above the mid-tier band. Relocating a toilet or moving the wet area to suit a new layout adds $1,500 to $4,000 or more, driven mostly by slab cutting and new drainage runs.

Whole-project numbers across all trades: builder's basic $18,000 to $25,000, mid-tier $28,000 to $40,000, premium $45,000 to $70,000 or more. Full luxury projects, the kind with a designer, imported brassware and stone slab walls, can run to $120,000 or beyond. Even on well-built canal homes we recommend a $2,000 to $3,000 contingency for what the strip-out uncovers, because at 20 plus years old, some of these bathrooms are hiding their first small leak.
