New Build Plumbing in Clear Island Waters

On a Clear Island Waters knockdown-rebuild the plumbing runs in this order:

• Decommission and cap the old home's services before demolition, and camera the existing sewer connection to see whether it is worth keeping
• Pre-slab drainage for the new layout, typically 3 to 4 bathrooms plus powder room, kitchen, laundry and outdoor kitchen, with every penetration set before the pour because nothing moves once the concrete is down
• Water service from the meter with a pressure-limiting valve, isolation at every wet area and separate isolators for the outdoor scope
• Gas rough-in for cooktop, hot water and BBQ, and on many canal builds a pool heater or outdoor fire connection as well
• Hot and cold rough-in with manifolds, then fit-off to the designer's tapware schedule
• Outdoor scope: pontoon fresh-water tap in marine brass or 316 stainless (standard chrome-plated brass does not last near brackish water), pool top-up with backflow prevention, outdoor kitchen sink and appliance connections, irrigation take-off
• Compliance pack at handover: council plumbing permit and final inspection certificate, gas compliance certificate, hydrostatic test results, hot water warranty registration and as-built drawings

What makes canal builds different is the split of the work. On an inland build the outdoor plumbing is a hose tap and an irrigation line. On the water it can be a third of the job or more, and it is the part most exposed to salt and UV, so material choice matters. The other difference is coordination. Most Clear Island Waters builds have a custom builder and a separate interior designer specifying tapware. We check the specified fittings against the rough-in at quote stage, and if a fitting will not work in its proposed location, wrong centres, wrong wall thickness, wrong supply requirement, we raise it then, not at fit-off.

As a baseline, full slab-to-handover plumbing on a mid-tier 4-bed new home on the Gold Coast runs $20,000 to $32,000, and acreage or unusually large blocks add $4,000 to $12,000 on top for the longer runs.
