Bathroom Renovations in an inland suburb like Labrador

Labrador's housing stock along the Broadwater side is largely 1960s to 1980s brick and tile, and a surprising number of those bathrooms are still original. Fifty year old wall tiles, a shower over a steel bath, a single towel rail and not a square centimetre of waterproofing membrane anywhere, because when these bathrooms were built, membranes were not required and mostly were not used. Water has been managed by grout, luck and habit ever since. That changes what a renovation here actually is. This is not a cosmetic refresh market. Most Labrador jobs are full guts, back to the frame and slab, new drainage set to proper fall, new waterproofing done to AS 3740 by a licensed applicator, then the bathroom you actually want built on top. Done once, done properly, good for another forty years.

Bathroom Renovations across Labrador

Labrador plumbers, covering the residential streets along the Broadwater, the older houses inland, and the strip of cafés and shops along the Gold Coast Highway.

What we typically see in Labrador specifically

Labrador has plenty of older housing close to the Broadwater, coastal salt influence on outdoor tapware, ageing copper pipework in homes 30+ years old, and hot water systems past their typical lifespan. The strip along the highway has commercial tenancies that need standard fit-out plumbing work, sinks, taps, dishwasher connections.

How the bathroom renovations job runs in Labrador

Strip-out on an original Labrador bathroom tells us everything in the first day. Under the old tiles we typically find no membrane at all, moisture tracking into the wall frame around the shower, drainage laid at marginal fall, and copper that has spent decades in a damp wall cavity near salt air. None of it is a crisis. All of it is why we quote a proper contingency instead of a pretend one.

The run of the job: strip-out and disconnection, drainage assessed and re-laid to correct fall where needed, hot and cold rough-in replaced in PEX, pressure test before a single sheet goes up, licensed waterproofer in with certificate issued, then set-out with the tiler so niches, taps and wastes land exactly where they should. Fit-off and commissioning finish it, with a written workmanship guarantee on the invoice.

Expect 3 to 5 weeks end to end on a full gut, with the plumbing spread over roughly four visits inside that window. We can run the plumbing scope only, or manage the whole renovation with our regular Gold Coast trades, demolition, waterproofing, tiling, glass, electrical and paint.

Why Labrador homes call Hills Plumbing & Gas

  • We renovate original bathrooms for a living. What is behind 1970s Labrador wall tiles does not surprise us anymore, and we price for it up front.
  • QBCC licence 15243081, and every wet area is certified by a licensed waterproofer to AS 3740, with the certificate in your hand.
  • Fixed price in writing before strip-out, with the contingency stated as a number, not a shrug.
  • One owner-operator on the tools across the whole job, not a rotating cast.
  • Written workmanship guarantee on the final invoice.

Pricing for bathroom renovations in Labrador

Plumbing scope on a bathroom renovation:

  • Straightforward layout, mid-spec fittings: quoted on inspection below the mid-tier band
  • Bigger scope or premium fittings: $6,000 to $9,000
  • Complex jobs, relocations and premium brassware throughout: quoted on inspection, above the mid-tier band
  • Moving the toilet or another wet area: adds $1,500 to $4,000+ for slab coring and new drainage

Whole renovation, managed end to end:

  • Solid mid-range renovation: $18,000 to $25,000
  • Premium renovation: $28,000 to $40,000

FAQs

Bathroom Renovations in Labrador, common questions

My Labrador bathroom is original from the 1970s. Does it have any waterproofing?+
Almost certainly not, and it is not a defect, it is just how bathrooms were built then. Membranes were not standard practice in the 1960s and 1970s, so the tiles and grout have been the only barrier for fifty years. That is exactly why a renovation here has to be a full strip-out rather than a re-tile over the top. Tiling over an unwaterproofed floor just hides the problem behind new grout. Every wet area we renovate gets a licensed waterproofer and an AS 3740 certificate before tiling starts.
Can I just refresh my Broadwater-side original, or does it need the full gut?+
If the bathroom is genuinely original, the honest answer is the full gut. A refresh makes sense when the waterproofing, drainage and pipework underneath are sound, and in a 1960s to 1980s Labrador original they usually are not. Spending on new tapware over failed substrate is money you will spend twice. Where a bathroom has already been properly renovated once, say in the last twenty years with a certificate to show for it, a lighter refresh can be the right call, and we will tell you which situation you are in at the quote.
What does a full bathroom renovation cost in Labrador?+
For a whole renovation managed end to end, a solid mid-range job runs $18,000 to $25,000, a premium renovation $28,000 to $40,000, and high-end work $45,000 to $70,000+, with full luxury builds running to $120,000+. If you are engaging us for the plumbing scope only, that runs from below the mid-tier band for straightforward layouts up to above it for complex jobs, all quoted on inspection, and moving a toilet or wet area adds $1,500 to $4,000+. On Labrador originals allow a $2,000 to $3,000 contingency for what the strip-out reveals.
