What Pimpama plumbing actually looks like

Pimpama is one of the few Gold Coast suburbs where you can stand in one street and see three different stages of a house's life at once. There are lots still being built, with slabs going down and rough-in going in. There are homes two to five years old whose owners are just discovering what the builder did and did not do. And in the earlier estates the houses are now well into their second decade, which means the appliances that came with the build are reaching the end of their run. Most of Pimpama has gone up in the past fifteen years on master-planned lots, so the whole suburb runs on modern materials, PEX water service, PVC drainage and council sewer, and the plumbing problems that come with that are nothing like the ones a 1970s suburb has.

Because the suburb is still building, a real share of our Pimpama work is new build plumbing rather than repair. That is a completely different job to a service call. It starts before the slab with drainage set out, falls and through-slab penetrations, because once concrete is poured the drains run at whatever grade they were set to and a missed penetration means coring a slab later. Then rough-in to every fixture after the frame goes up, a pressure test before anything is sheeted, the pressure limiting valve at the meter that new builds require, the hot water system, the gas rough-in if the house is having gas, and finally fit-off after the waterproofer and tiler have done their bit. At the end you should receive a plumbing compliance certificate, a gas compliance certificate for any gas appliance, and hot water warranty paperwork registered in your name. If your Pimpama house is brand new, the most useful thing you can do is spend twenty minutes learning it before you need to. Find your water main at the front boundary and make sure the valve actually turns, because the first time you try it should not be at two in the morning with water coming through a ceiling. Check there is a pressure limiting valve fitted at the meter, since it is required on new builds and it is what protects every fitting in the house. Find the sewer inspection opening in the yard so a plumber is not hunting for it under new turf. Register the hot water warranty, because manufacturers want the unit registered to you and the paperwork matters years later. And note when your statutory warranty period runs out. Early failures in a new home are often defects rather than wear, and while your builder is still on the hook that is the right door to knock on first. Gas is the question we get asked most in Pimpama and it is the one where you should not assume. Plenty of the estates here are connected to reticulated natural gas, and plenty of the newer releases have been built all-electric with no gas connection at all. It genuinely varies street to street and release to release, so before you buy a gas cooktop or plan a gas continuous flow hot water system, check what you have. The giveaways are a gas meter at the boundary, a bayonet point on an external wall, or a gas cooktop already in the kitchen. If there is no natural gas at your place the options are not closed off, a bottled LPG installation can serve a cooktop and an outdoor kitchen perfectly well, and for hot water a heat pump usually makes better sense than fighting for a connection. We will tell you which of those applies once we know your address and can see the meter.

Drainage in Pimpama has its own character and it comes from the ground rather than the pipes. The flatter, lower lying lots toward the Pimpama River sit closer to the water table, and flat country drains slowly by definition. After a decent summer downpour that shows up as gully drains that run sluggish, stormwater pits that fill and stay full, and yards that hold water long after the rain has stopped. Sometimes that is genuinely just a full system doing its best in a heavy event. Often it is a pit or a line choked with silt and grass clippings, or a downpipe discharging into a system that cannot take it. A machine clear gets things moving and a camera tells you whether the pipe underneath is simply dirty or actually damaged, which is a question worth answering while the house is new enough for it to still be someone else's responsibility.

There is one piece of new-home plumbing that confuses more Pimpama owners than anything else, and that is the rainwater tank. A lot of newer Queensland homes were built with a tank plumbed back into the house to feed toilets, the laundry cold tap and an outdoor tap, with an automatic switching device that flips over to mains water when the tank runs low. When it works you never think about it. When the pump or the switching device fails, the symptoms make no sense at first glance: a toilet that will not refill while every other tap in the house runs perfectly, a laundry cold tap that has gone dead, or a pump that runs and runs in the middle of the night. People often assume the worst and start looking for a burst pipe. Usually it is the tank pump, the switching device or a blocked inlet screen, and it is a straightforward repair once someone knows to look there. If you have a tank you have never touched, it is worth finding the pump and the changeover unit before it decides to fail on a Sunday.

The rest of the work here is the ordinary life of a young suburb. Appliance connections come up constantly, dishwashers, washing machines, fridge water points and outdoor taps, because a new estate house is handed over bare and then fitted out over the following couple of years. Alfresco areas, sheds and pools get added after handover and all of them want water, drainage or gas run to them. And in the earliest Pimpama estates the first hot water systems are now aging out, so changeovers are becoming steady work. Hills Plumbing & Gas is owner operated. Pimpama sits at the friendly end of most of these ranges and there is no mystery to why. Everything is new. Isolation valves are fitted and reachable, the pipework is modern and repair friendly, wall cavities have not been chopped about by forty years of previous plumbers, and there is a wide driveway to park on. A tap repair here really is a tap repair rather than an archaeology exercise.

Where a Pimpama quote climbs is when the job is not a repair at all. New build scope is priced off the plans and line-itemed so you can see what each part costs, and it is driven by bathroom count, gas appliances, hot water type and the grade of the block. Adding services to something that was never plumbed, a pool, a shed, an outdoor kitchen at the back fence, is priced by the length of the run and how hard the route is to get through, which is why the same alfresco gas point can sit anywhere in that $350 to $900 range depending on where the meter is. We work that out on site and put a single number in writing before we lift a shovel.

How quickly can we get to you in Pimpama?

Pimpama is the far northern end of our service area and we would rather be honest about that than pretend distance does not exist. Business-hours work is usually same day when the call comes in early, and where it cannot be we will tell you on the phone and book the next genuine slot rather than leaving you sitting by the window. Morning bookings are easier here than late afternoon ones, so if your job can wait until tomorrow morning, taking that slot generally gets you a better run than squeezing into today.

One practical thing that helps in a suburb that is still being built. Brand new street releases sometimes have not caught up in mapping apps yet, and a couple of the estates have entry points that only work from one direction. If you are in a newly released pocket, give us a nearby cross street or a landmark when you book and it saves everybody a lap of the estate. If your place is still an active building site, tell us whose site it is and who controls access, because turning up to a locked site is nobody's idea of a good morning.
