Leak Detection in an inland suburb like Carrara
Inland suburban Gold Coast is slab leak country. The housing is mostly 1970s to 2000s brick and tile, built slab on ground, with copper hot and cold lines running through or under the concrete. Four or five decades in, those lines corrode from the outside where they sit against concrete and reactive soil, and the hot side almost always goes first because heat speeds up the chemistry and the constant expansion and contraction fatigues the metal. Add mature trees and the clay soils through Nerang, Mudgeeraba, Carrara and Robina, and you get ground movement working the joints at fixed points year after year. The good news is that inland properties are on town water with a meter at the boundary, which makes the first-line diagnosis free and available to any owner. How the leak detection job runs in Carrara

Worth flagging when you call: damp or lifting flooring with no obvious source, a musty smell in one room, and a permanently green strip of lawn along one edge of the slab in dry weather.
What we do before anyone mentions concrete. A fair share of suspected slab leaks turn out to be something far cheaper, so we rule those out first. Toilet cisterns leaking silently into the pan, an irrigation solenoid not closing fully, a hot water relief valve running to waste, a garden tap weeping below ground at the riser. Twenty minutes of checks avoids an expensive wrong turn. Then we close the isolation valve at the house and re-read the meter to sort a service line leak from a house pipework leak, and pressure test hot and cold separately. A pressure drop on the hot side plus a warm floor patch is close to a signed confession.
Pinpointing through the slab. Pressurised water escaping under concrete makes a distinct hiss that a ground microphone picks up through the slab, and the signal peaks directly above the breach. Thermal imaging maps the warm plume first to shortlist the zone, then the microphone narrows it down. Where the pipe route is unknown, and in most 1970s and 80s homes it is, a locator traces the line so we are listening in the right place. The aim is a chalk mark on the floor, because the difference between opening 300 mm of slab and guessing across a room runs into thousands.
The three repair options, honestly. A spot repair cuts and patches the concrete at the marked point and fixes the pipe, which is the right answer for one clean breach in otherwise sound pipework. A reroute abandons the slab section and runs a new line through walls or roof space, and it becomes the smarter spend the moment a line has failed twice, because patching a corroding pipe under concrete is buying time rather than solving it. A staged or full repipe is the permanent answer where pinholes are turning up across the system. We quote whichever genuinely apply, side by side, and we would rather tell you the cheap option is the right one than sell you the big one.
